HYDERABAD: Once seen as a government land bank, the 420-acre Raidurg Panmaktha tract, now known as Hyderabad Knowledge City, has emerged as one of Telangana's biggest revenue generators.
The land has fetched the state exchequer more than ₹10,000 crore over the past two decades, as reported by TOI.
Revenue from the land has surged in recent years. Nearly ₹8,000 crore has flowed into government coffers in the past two-and-a-half years through a series of high-value auctions.
The latest auction highlighted the strong demand for prime land in Raidurg, with one acre fetching a record ₹264 crore on Friday.

Official sources said the Telangana Industrial Infrastructure Corporation (TGIIC) earned nearly ₹7,000 crore between January 2024 and 2026 by auctioning 40 acres in the Knowledge City area. The average realisation stood at ₹179 crore per acre.
A senior TGIIC official said the average price per acre rose sharply as land values increased across Hyderabad, particularly in Raidurg. The average rate rose from ₹19.5 crore between 2007 and 2014 to ₹22.9 crore between 2014 and 2023. It then surged to ₹179 crore in 2026.
Officials attributed the rise in revenue to the rapid growth of Hyderabad's western corridor, driven largely by the IT and commercial sectors.
Robust competition
According to Chief Minister's Office officials, the erstwhile Congress government auctioned nearly 110 acres and generated ₹2,155 crore. During the previous BRS regime, around 31 acres were auctioned for ₹730 crore.
Government sources attributed the sharp rise in auction proceeds to strong competition among bidders and tighter safeguards to ensure transparency.
TGIIC has introduced measures to prevent developers from forming syndicates and influencing the bidding process, officials said.
A TGIIC official said the corporation no longer accepts bid application fees and earnest money deposits manually. It has also ensured that bidders cannot know who else has applied or participated in the auction.
These measures, officials said, have helped encourage more competitive bidding and pushed up the value of government land in Raidurg.
The latest auction results further underline the growing demand for land in the area, with developers and investors continuing to show strong interest in Hyderabad's western corridor.
