Hyderabad Sees Highest Decline in Realty Sales

The cities across India witnessed a negative drop in realty, though Hyderabad's was the most hurting, followed by Kolkata seeing a 31 per cent decline.

The decline in Hyderabad seems to be worse than anticipated so far. As per the latest Anarock report, there has been a year-on-year dip in house sales and launches across Tier 1 cities for the first quarter. Hyderabad in fact saw plummeting figures.

The Anarock report states that the steep decline saw a 49% dip in Hyderabad as compared to first quarter in 2024. In Q1, 2024, the sales were 19,660 residential units and the same came down drastically to 10,100 units in Q1, 2025.

In all 93,280 units were sold in the seven metropolitan cities - Mumbai Metropolitan Region (MMR), Pune, Benguluru, National Capital Region (NCR), Hyderabad, Chennai, Kolkata. This meant a 26% decline over Q1 of 2024, that saw sale of 1,30,170 units.

As mentioned earlier, most cities saw a decline, but Hyderabad's was most hurting at 49%, Kolkata being next with 31% drop. Bengaluru managed to resist the decline and saw 16% fall.

When it comes to new launches, Anarock found that the top seven cities saw 1,00,020 launches in Q1 of 2025 as against 1,10,865 launches in Q1 2024. It meant a 10% decline.

Even in terms of new launches, Hyderabad saw a huge decline of 55%. Last year saw 22,960 new launches, while this year saw launch of 10,275 units.

Incidentally, the fall in new launches is highest in Hyderabad, while NCR saw a positive rise of 53%.

MMR and Pune saw total sales of 51% with MMR seeing a 26% yearly drop and Pune seeing a drop of 30%.
