Pune Times Mirror 1 month ago

In a serious incident of allegations of financial regularities black money involvement and farzi investments have surfaced in connection with land transaction in Koregaon Park has asked for a Swift demand for special investigation team (SIT) probe.

A note has been submitted to chief minister Devendra fadnavis seeking and immediate investigation into the deal which has enrollment of nearly 50 land at CTS No 57.
This issue has gained a significant concern in the city due to the scale and nature of alleged violations happening.

As per the complaint, the transaction is reportedly associated with chartered accountant Lalit Pofale, whose relatives are believed to have ties to the financial activities of Nashik's self-proclaimed godman Ashok Kharat. Allegations suggest that money obtained through deceitful practices over the last twenty years might have been funneled into real estate ventures in Pune.

Documents shared in the complaint suggest that the land pollution you belong to a public trust. However it was said that the property was transferred without obtaining mandatory permissions from the charity commissioner moreover instead of a standard sale deed the transaction was allegedly carried out via an "assignment" or "confirmation deed" rather than a conventional sale deed, a decision that has sparked worries among legal professionals. Authorities suspect this approach might have been employed to evade stamp duty and obscure the true ownership history.

A review of the documents has uncovered multiple discrepancies. Mentions of settlement deeds from 1928 and 1935 lack certified copies, and assertions regarding a power of attorney are not supported by registered documentation. These omissions have raised doubts about the legal legitimacy of the entire transaction.

The timeline associated with the deal has intensified suspicion. An agreement that was initially dated 1987 was reportedly formalized only in 2024, resulting in a nearly four-decade gap. Investigators feel this delay necessitates a thorough examination to ascertain whether the land changed ownership multiple times without adequate documentation.

Authorities are also probing potential undervaluation in the transaction. While the land is estimated to be valued at approximately ₹100 crore in the open market, official records indicate a mere ₹19.56 crore. This stark contrast has raised alarms regarding the possible use of unreported funds.

Moreover, the complaint suggests possible involvement of officials from both the administration and the registration department. Investigators are assessing whether procedural oversights or intentional collusion may have enabled the transaction.
