Leisure Housing Demand Surges in India; Agrocorp Landbase Announces ₹200 Cr Second-Home Project in Chikkamagaluru

Sangri Times 2 months ago

National- 1st April, 2026 :  India’s second-home market is witnessing a strong resurgence, with industry estimates indicating annual growth of 18–22%, driven by post-pandemic lifestyle shifts, rising disposable incomes, and the mainstreaming of hybrid work. Demand for second homes has increased by 30–40% since 2020, with leisure housing emerging as one of the fastest-growing segments within residential real estate.

Against this backdrop, Agrocorp Landbase has announced the launch of its premium second-home community, Vacation Village, Chikkamagaluru, with a projected revenue potential of approximately ₹200 crore and a total saleable area of 0.55 million sq. ft.

Across India’s top leisure markets—including hill stations, coastal regions, and countryside destinations—developers are increasingly launching projects in the ₹100–300 crore bracket, reflecting growing investor confidence in the segment. Industry reports from firms such as Anarock, Knight Frank, and JLL India indicate that second homes are no longer viewed as purely lifestyle purchases, but as hybrid assets that combine personal use with long-term capital appreciation.

Locations within driving distance of major metros have emerged as key beneficiaries of this trend. Chikkamagaluru, in Karnataka’s coffee-growing belt, has seen rising interest from Bengaluru-based buyers due to its accessibility, year-round climate, and scenic landscapes within the Western Ghats. The region’s positioning as a weekend and extended-stay destination has made it particularly attractive for second-home investments.

Vacation Village, Chikkamagaluru is being developed as a curated hill-home community that combines architectural identity with a nature-led living experience. The project follows a Neo-Classical architectural theme and is structured as a plotted development with construction services aligned to design guidelines, allowing buyers to invest in land while maintaining flexibility in home development.

Plots are priced starting from ₹50 lakh onwards, with early demand already visible and approximately 10% of the inventory booked ahead of the formal launch, underscoring the growing appetite for structured second-home communities among urban buyers.

As India’s real estate market continues to evolve, leisure housing is expected to remain a high-growth segment, particularly in destinations that offer a balance of accessibility, natural appeal, and planned infrastructure. Developers are increasingly focusing on curated, managed communities that address traditional ownership challenges, signalling a shift from fragmented second-home purchases to more institutionalised development formats.
