HYDERABAD: The Telangana Real Estate Regulatory Authority (TGRERA) has revoked registrations of 11 real estate projects in Hyderabad and surrounding areas.
The authority cited revised building approvals, requests for fresh registrations, submission of false information, financial constraints, and project withdrawals as key reasons.

Why TGRERA revoked 11 projects in Hyderabad
TGRERA said most promoters sought cancellation after obtaining revised layout or building approvals from GHMC or HMDA. They informed the authority that fresh RERA registrations would be filed based on the updated plans.

In a few cases, the authority found violations, imposed penalties, froze bank accounts, and declared promoters as defaulters.
Projects revoked due to revised approvals
Registrations were revoked for the following projects after promoters obtained revised permissions and sought cancellation to apply afresh:
Jayas Platinum, Kesineni Northscape, Signifa Signature, Laxmi Infobahn Tower 23, Epitome Integrated City - Phase 2, Gangidi's Royal Abode, and Niharika One.
For Kesineni Northscape, the promoter said project plans were revised and fresh HMDA approvals obtained, requiring a new RERA registration.
Signifa Signature was canceled after revised GHMC building permission was obtained, and the developer sought deregistration to file a new application.
Epitome Integrated City - Phase 2 registration was revoked after the promoter secured a revised HMDA layout permit, including an additional 125 acres, and requested cancellation to avoid duplication.
Violations and penalties in some projects
The registration of BR Meadowland Apartment, promoted by YVR Constructions, was revoked for violation of Section 4(2)(d) of the Real Estate (Regulation and Development) Act, 2016, for furnishing false information.
TGRERA imposed a penalty of ₹11,33,225 under Section 60 and ordered:
- Freezing of designated bank accounts
- Suspension of portal access
- Declaration of promoter as defaulter under Section 7(3)(a)
In Jayas Platinum, the registration had earlier been kept in suspension. After revocation, the promoter is restrained from advertising, booking, selling, or modifying project details, and banks were directed to freeze project accounts.
Financial constraints and other reasons
The registration of Spectra Tech Towers was revoked after the promoter cited financial constraints, achange in business strategy, and stakeholder protection while seeking withdrawal.
In GVR Classic, the developer informed TGRERA that revised approval was granted by the Greater Warangal Municipal Corporation (GWMC) and a fresh registration would be sought as the project could not be extended within the stipulated time.

What happens when RERA registration revoked?
TGRERA said promoters of revoked projects are barred from advertising, marketing, booking, or selling units. In select cases, the authority also directed freezing of project bank accounts, and the project details were moved to the "revoked" list on the authority's website.
